Your mortgage

How it's modelled: each day the balance is charged (base + margin) ÷ 365 in interest, which accrues in a pending pot until it is added to the balance on the charging day — interest only starts compounding once charged, matching Barclays' “calculated daily, charged monthly” approach (their letter confirms 27 days of August interest = £2,155.97). A payment reduces the balance from the day it is made, so that day's interest is calculated on the reduced amount. On a day when interest is charged and a payment arrives, the charge is applied first. When the base rate changes and the recalculate box is ticked, the monthly Direct Debit is re-spread over the collections remaining to the end of term (pay rate ÷ 12 on the amount owed), taking effect from the next collection. Barclays' own recalculated figure may differ by pennies — log it as a payment amount change when their letter arrives, and it overrides the estimate from its date. The 365 divisor is kept in leap years.
